Why I Love Lease Purchasing

I thought I would answer a very common question many first time investors, seasoned investors, Agents, and other Real Estate professionals are probably asking themselves…Why focus on this Lease Purchase and Owner finance strategy…Why not rehab houses, why not buy as much property as possible, and rent it out for the big score one day, why not short sales or traditional wholesaling??

Lets face it, Real Estate in general is responsible for more millionaires than any other industry I know of. We have up cycles and down cycles, good investments and bad investments, but the fact remains that property and housing aren’t going anywhere. We will always need a place to live, and there is only so much land available to us.

I work with options. This is a niche area of the industry, with very little competition, and little to no liability within deals. An option is a contractual right to control a piece of property, without a heavy investment, and in many cases no investment at all. I have all the control in the property, without the financial or legal liability…I don’t have to worry about Tenant issues, toilets leaking, and other maintenance problems…I can take a property, and live in it, I can sublet it, I can Sandwich lease it, assign it, arbitrage it, wholesale or retail…all these different things with Sellers, buyers, Investors, Agents, brokers, and other Real Estate professionals…And I can do it from my home office. In many cases I don’t even have to drive to a property unless it is convenient, or I feel like picking up a check in person.

This is an incredible business guys. You can do this from anywhere in the world, with nothing but a cell phone and an Internet connection. You can set your own schedule, and work the hours that are convenient for you and your family. You can travel, take an hour while your by the pool or on a beach, close a deal or two, and go back to enjoying your day. The greatest part, is that many of the every day tasks that take all the busy time in your day can be delegated to someone else…so you can focus on the things that matter, closing deals, and solving peoples problems.

Here’s the bottom line, I don’t speak of anything I haven’t gone through, learned, or practiced myself. I put in my time, I learned the valuable lessons about taking risks in business. I sunk tens of THOUSANDS of dollars into business ventures, and then Real Estate thinking I could figure this out on my own…Thinking I could reinvent the wheel and show everyone I did it my way. Where did that get me?…In Huge debt, living paycheck to paycheck, and in a one bedroom apartment trying not to get into any conversations with friends and family about my financial or work related situations.

That all changed when I found Lease Purchasing. I chose to follow those who had the success I wanted. I always give credit to those who mentored me…Wendy Patton, who’s Lease Option and Subject to book opened my eyes about this wonderful niche, and gave me enough information to be dangerous and get control of my first property through an option…Joe McCall, who’s Cooperative Lease option program, jumpstarted my Creative Real Estate business, got me out of debt, and helped me quit my 9-5 job and go full time into business for myself..and of course the “Mentor” himself, Mr. Claude Diamond, who still mentors me to this day, and opened up my business to not just one specific strategy, but to be a problem solver and provide solutions to everyone in the real Estate industry using Lease Purchasing and the incredible GUTS selling system, which is a necessity in today’s world to closing deals, negotiating with prospects, and taking control of a situation, instead of it controlling you.

The days are over letting a prospect tell you “I’ll think about it”, or “Call me in a few days”, or finding out after a week of phone tag, that they have no money or ability to work with you. Having GUTS and sales training is an extremely valuable companion to any modern Creative Real Estate business.
